For clients in Miami-Dade and Broward counties, we offer same-day and next-day appointments, including evenings and weekends when necessary. Our mobile notaries arrive prepared with all necessary supplies and equipment, so all you need is your unsigned document and a valid government-issued photo ID.

Mobile notarization is ideal for real estate closings and loan signings, where the volume of documents and the precision required make an experienced notary essential. Our mobile notaries are familiar with the standard document packages used by title companies, lenders, and real estate attorneys across South Florida, including warranty deeds, mortgage documents, closing disclosures, affidavits of title, and HUD-1 settlement statements. We ensure that every page is signed correctly, every notarial certificate is completed properly, and every document is returned to you promptly.

Beyond real estate, our mobile notary service handles a wide range of personal, legal, and business documents. These include powers of attorney (both durable and limited), advance healthcare directives and living wills, affidavits and sworn statements, contracts and agreements, corporate resolutions and minutes, vehicle title transfers, immigration documents, and trust documents. If it requires a notary seal, we handle it.

Remote Online Notarization (RON) eliminates geographic barriers entirely. Using a secure, encrypted video conferencing platform, you connect with our commissioned notary from anywhere in the world. The process includes robust identity verification using knowledge-based authentication (KBA) questions and credential analysis, followed by the electronic signing and notarization of your documents — all in a single session. Florida law (Florida Statutes Section 117.265) explicitly authorizes RON, and our platform fully complies with all state requirements.

RON is particularly valuable for clients who are traveling, living abroad, or unable to visit a notary in person due to health, schedule, or distance. U.S. citizens and residents anywhere in the world can use our RON service for documents governed by Florida law. Common use cases include real estate transactions involving remote buyers or sellers, powers of attorney for individuals living overseas, business documents for companies with principals in multiple states, and estate planning documents for clients who are homebound or hospitalized.

The RON process is straightforward. You schedule an appointment, upload your documents to our secure platform, and join the video session at the scheduled time. Our notary verifies your identity, witnesses your electronic signature, applies the digital notary seal, and the notarized documents are available for download immediately after the session. The entire process is recorded and archived as required by Florida law, creating a tamper-proof record that provides even stronger fraud protection than traditional ink-and-paper notarization.

In-Person Electronic Notarization (IPEN) bridges the gap between our mobile and remote services. IPEN is designed for situations where the signer cannot print documents or lacks access to a computer, but a face-to-face meeting is still possible. Here is how it works: you email us the documents and schedule the appointment. Our notary meets the signer in person with an iPad ready to go. The documents are reviewed, signed electronically, and digitally notarized on the spot. Once completed, the notarized documents are instantly emailed to both you and your client — secure, fast, and compliant. IPEN is perfect for estate planning, healthcare directives, real estate transactions, and any situation where convenience and clarity matter.

We also handle international document notarization for clients who need documents authenticated for use in foreign countries. In many cases, documents notarized in the United States require an apostille — a certificate issued by the Florida Secretary of State that authenticates the notary's commission for recognition under the Hague Convention. We guide our clients through the apostille process and can coordinate the submission on your behalf when needed.

All of our notarization services are performed by commissioned Florida notary publics who maintain active errors and omissions insurance. We follow all requirements set forth in Florida Statutes Chapter 117, including proper journal entries, record retention, and notarial certificate completion.
